Sometimes the borrower voluntarily refinances a loan because there are favorable conditions and terms they could benefit from and sometimes the borrower refinances because they have to... such as when you have to get out of a hardmoney loan post rahab or if you have some flavor of an ARM or balloon loan that matures or becomes due.A cashout refinance is often contingent on the amount of equity in the property.

What 'flavor' do you recommend?

Of course, that experience flavors my response.As a capital partner now (8 years in to my REI career), I don't intend to put in the sweat equity, and I expect the operating partner will make the lion's share of the return.

I think some like not having anyone come in, not even maids during the stay as well.I also try to add a little local flavor. 

A flavor of this has happened in Eastern Europe.

@Joe Splitrock I never thought of FIRE that way, but it does have that flavor when you look at it that way.
