Taxes, Insurance, Utilities (electric, gas, water, trash, cable), Vacancy….?

My other litmus test comes from my prior cable days, which might place it at 9X to 11X cashflow (NOI), which also places value very near $80K.The capital improvement required in the water distribution system seems like a no-brainer, but absent separate metering, I wonder if you could immediately divide the water bill by the current quantity of tenants and have them begin to pay this immediately?

What about rolling in cable , if it's $60 add $100 to the rent (password protect - pay per view of course).Here's another angle I use for increasing rent, allow dogs.

I have a situation developing that I need advice on.Single family home, lease is expiring, tenant is scheduled to move out end of this month.I didn't even advertise online, just put a for rent sign in the yard last week and already have 5 people called me expressing interest to rent.I called tenant and spoke to him to schedule a move out inspection, where he would also surrender his keys, I will need his new physical address, and I reminded him about turning off water, electric, cable TV etc...He said no problem, BUT...the fireworks and his boat will need another week or two.He has parked a sailboat on the property.

Newbie alert.Monthly shaw bill... are they providing free WIFI or cable or something?

I personally would get some of that FRP shower/wall board and just install it over the rest of the wall. 

When I came back a couple days later, the heat was turned up to 90 degrees, he stole my kitchen faucet and other materials, cut some cable wires, and stole knobs off cabinets, etc.
