The potential tenants would be blue collar workers, many that work in power plants and factories and I am told that you can get rent as high as $750/month. 

If money is the motivating factor I strongly suggest you do plenty of homework before you actually make the move.

The homes were built 90% in the factory and just ship to the US to finish all the last steps of installation.

This is an area which has been appreciating really fast especially with the new Costco in Apex and rentability is excellent.Though the garage is a good to have factor, I don't see that as a big enough negative in rentability or appreciation. 

We in Phoenix, on the other hand, are greatly benefiting from people running from CA, another great socialist state :)ya not sure if the puzzle factory running this state really understands free market economics  but my Lobbyist I use just sent out an economic report that is very favorable for the state... so it appears that rentals are not a big driver if they can submarine them and the economy is still booming and strong I know its worked in our favor for new construction :) 

Key factor is - what is it actually worth to YOU and YOUR DEAL.If you can't get it for the price you require - then pass on it and find another.

Passed in 1982, the law prohibits tenants living illegally in former commercial or factory buildings to be evicted.Apparently, the intent of the law was to help struggling artists (not uber-wealthy celebs) living in Manhattan studios from getting tossed out for not paying rent.  

Do the estimate on how much each week rented will earn you, and if waiting to save another bit on furnishings will be worth the extra time.The other factor is if there are any other areas that need decorated/ furnished.

Agree with @Ned CareyFriends or no friends,  the most important factor is that you all are on the same page, exist strategy can change, so important that you all agree to the same end goal.Also, hat is everyone bring to the table?
