We did a complete renovation on this property that included floors, appliances, roof, hvac, water heater, countertops, and fixtures What was the outcome?

Additionally, our largest expenses thus far were for architectural drawings, permits and fees, foundation, plumbing and electrical hookups, not the structure and fixtures themselves.

After that the owner has been deciding what they want with updating light fixtures, replacing super gross toilets, dilapidated cabs/vanities, cadet heaters, replacing ivory outlets/switches/plates with white, replacing blinds, 1/4 turn valves, etc.Project costs per unit range from $8k up to $31k (for nearly complete reno)What would you choose to maximize value?

For a 'lighter" rehab/renovation work I would consider: new paint, fixtures, new lighting (i.e. ceiling fans), and perhaps some new flooring in certain locations.

Most times new circuits are run but I don't often see new outlets/fixtures spliced onto existing KT wiring.

We added appliances and created an eat-in kitchen next to the existing galley kitchens which already had granite counters and modern fixtures.

Purchase price: $220,000 I bought this 3 bed 2 bath condo and renovated from top to bottom: new floors, painted everything, granite in the bathrooms and kitchen, changed all (light) fixtures, and replaced the heating and air system.

Before moving into the property, I updated all of the fixtures that was outdated: ceiling fans, painted walls, light switch covers, outlet covers, added carpet to the basement, and updated the HVAC.

I can honestly say that I hope investors and agents read other’s responses and stay away.  40k properties that rent for 850 after 15k rehab are not everyone’s cup of tea but you won’t find those numbers outside of 29203 and 29204.
