After another year and a half (with a complete renovation of the first floor unit exposing brick, original wood floors, replacing the drop ceiling with recessed lighting and crown molding, and a new kitchen) I ended up getting married and moving out.

We felt this is a large enough cost center in our rehabs that the simple cost/benefit (make vs buy) is starting to tip to the make side, and we'll be able to have the option of the high value add cool crown molding if we can execute.In this case, I don't imagine that Menards is going to be too jilted that we're not buying their trim anymore - as we still might be buying their lumber, and that's only maybe been 2% of our overall spend from them.

In those areas - you have to do crown molding, granite in the kitchen & bathrooms, nicer carpet with thicker pad, nicer cabinets, etc to be able to maximize your ROI.

My response was thanks for the feedback but the owner (I always play the role of PM) has added granite countertops, new cabinets, new flooring, new baseboards, new HVAC, new roof, new crown molding and resurfaced the pool all within the last few years and that it was rented for $100 more BEFORE the upgrades.
