I'd recommend shopping local since local HMLs would be more likely to fund your deal.

While there are a lot of people window shopping, those actually buying are far and few between from what we are seeing right now.

Our partner lives in North Dakota, the STR is likely to be in Florida (I plan to shop after BPCon 2023) but we are planning for the LLC to be in CA due to their fee collection. 

most insurance carriers are middle men who broker a connection to a construction policy carrier and add 10% on top for themselves. the key is to find an insurance broker that the construction policy company pays to derive business for them so you get your policy at cost and will help shop with multiple providers to get you the most competitive terms 

Also I would shop for whatever new furniture is needed, work on landscaping, etc.
