That could have posed a very large problem given that my wife agreed under duress with the carrot being that she could have the extra nice house if she just waited for a little while longer.In hindsight, I should have made them do another!

My initial thought is to offer a good interest rate (maybe comparable with the HML loan) and maybe a point or two as a carrot to get involved.

If this tenant has a lease, then give notice of non-renewal as soon as possible and let them know if they are willing to vacate earlier you will provide a move out allowance of $$$ bucks.So lets say their lease isn't up till next spring.. and that's a headache.. you can still give notice of non-renewal so they are aware of what's up and still offer a early notice to vacate.. with whatever carrot it takes to get them out.. usually a notice is also give to sec 8 worker of pending.
