If I were wildly successful in implementing any strategy, I would keep quiet about it and enjoy my life.It's like the tale about the gold miners in California during the Gold Rush of 1849:  the only ones who made real money were the ones selling the tools and supplies to the miners.  

What about land use and zoning policies that exclude affordable housing or even the high cost of living.Did you know that since January 1, 2020, California requires new construction homes to have solar panels?

- California is not a landlord friendly market. 

While I don't have any horror stories, per se, I have heard of people having a tenant for a year then causing $20k in damages upon move out, while skipping town to not be found again (this was a CA buyer buying from a turnkey operator in AL).  

Currently have a local LTR Condo in CA and Primary SFH in CA.

2) Get the sponsor accountant/CPA/CA to certify the sponsor result? 

In California it's illegal to evict a tenant like that.

I am currently house hacking my primary residence in California and just bought a rental property in Indiana. 

One just uses the tried and true wholesaling methods and each geographical area will have its unique ways of doing this.With a lot of land deals starting with tax sales. this is common in CA AZ etc etc. currently I am funding deals in WA ID MT CO AZ TX FLA and then some other states.
