I recommend everyone always create their own IRR calculator as they can get pretty complex and oyu will want to understand all the inputs and outputs. we provide a basic one to those in our membership group but I always recommend build your own and understand not only the numbers but sensitivity that lines up with those inputs.If you are hard money lending thats simple as its just a column of dates and amounts for loan provided and monthly interest and points.

Hey everyone,I'm in the process of purchasing a multi-family apartment building and just discovered none of the current tenants have any kind of move-in inspection. 

I have septic tank separate for each unit in the back  with dozing tank with motor in middle Elgin septic system in the front of building.

For the "why" regarding condos...high HOA fees (like 1000/mo...something like 400-500 is now "very low"), high insurance costs, overbuilding (everyday it seems like new building is going up) and high property taxes.
