Used to be (and in some blocks still is) a run-down, drug infested mess.But there are signs of life, too--REAL art wall murals have replaced the typical gang graffiti; specialty coffee shops open next to bodegas, art galleries opening, and blocks and blocks of beautiful brownstone buildings. 

My story is like this: I recently got divorced and gave my 2 properties (one, my home and an art gallery) and one a vacation rental property to my ex in exchange for some cash.

I also love art, music, and finding host families for foreign exchange students. 

I am still learning the art of evaluating the deal using things like COC return estimates, IRR estimates, 70& rule, 1% rule, etc. 

@Jason Howell ARVs or comps is a bit of an art. 

It's a sensible term in that context because construction is often precise, an art even, and hacking is something you do with an axe.

My strength is in the art of landlording, not deals and acquisitions.

@Art MaydanFirstly, if this is a student rental, I would recommend that you have the parents be guarantors and sign a separate guarantee which references the lease {i posted a sample in the BP file space a few years ago}.If the parents are signatories to the lease, then they have all the rights of a tenant including the right of access.
