I grew up in Ventura County and now I operate out of Orange County and San Diego County.

To me, the obvious cause is one of the joints in the newly installed plumbing is leaking.After calling every plumber and contractor in my small city, my ace contractor luckily calls back and can swing by!

I'm out in Ventura County now (suburbs of LA -- pretty much exclusively SFH and condos) and have a family of 4, so house hacking is probably not realistic for us at this point.

I purchased 7 concrete block homes on 3 aces in North Fort Myers, Florida last Sept. for $225k. 6 are one/ones and then there's a 3/2 main house.

Not wanting to over-complicate things seems to be the main sticking point with many agents around here these days though, and there was definitely a shift a few years ago with escalations being something of an ace up the sleeve, then becoming more popular, then possibly being overdone, and now many agents are just over it. 

Ventura County, California, has homes that are typically expensive for the young first time home buyers.

Does Ventura County do this?

The second is a larger more established town with enough folks to support a Walmart and an ace hardware.
