Same neighborhood, HOA, even the same bus stop for our kids.

I’ve worked with a lot of first-time buyers, and common concerns like HOA restrictions or property management costs often come up.

Looking into buy and hold condos for rent, do you find with the high appreciation and  hoa fees, there are any room for profit? 

The issue I see is the building is close to 100 years old and with a $500 hoa it's not an easy sale for an investor

I’ve been able to get them to make concessions they never would’ve made if you were just an owner in an HOA.  

Hi Randal, one of the problems are the loans, when investing in Spain 20% DP is required at the very least.2nd The majority of the Spanish houses are condos so they all carry HOA fees.3rd Demand is an issue, Spain is losing population due to the crazy high unemployment rate, young people are getting out for better opportunities.

I'm currently looking for one for a single family one story home without HOA. 

I'm wondering if I'm missing anything: Mortgage (20% down, so no PMI) HOA Electricity Gas (None, as the new construction house has an electric stove—everything is electric) Water Bill Camera Security System Internet Lawn Care Regular MaintenanceQuestions: Will I need to pay for trash? 

No HOA and easier financing than condos.

HOAs also can change the cashflow of a property.
