Lions believe anyone that doesn't do things their way must be either weak or hiding something. 

Don't buy unless Cashflow is strong because rougher areas have weak appreciation.

If you can manage it because properties are cheap in your area and you have the necessary construction and renovation experience to evaluate the home's structural strengths and weaknesses yourself, you should definitely do it and leverage your experience.

Now if you have a plumbing defect (say  weak flushing toilet) then I would fix the problem not the effects of it.

Class C is not for the weak of heart and there are issues to deal with but there are some wonderful tenants out there who will be with for ever if you take care of them. rav

Many people just want to do a 9-5 and not worry about doing extra work or stress etc. and that's okay too if that makes them happy.What bothers me more is the people who either naturally are weak minded or were raised that way and don't have any passion to succeed and are unhappy because they feel the world isn't giving them what they deserve.

I will need to do some work in the kitchen when the current tenant moves out since it is the weak point in the home and it will probably include replacing it.
