At first approximation, since the REITs are, on average, less risky than syndications due to a number of factors (reporting requirements, size of assets,, sophistication of operators, cost of capital, liquidity ect) they will, as a rule have lower returns. 

May as well flush your money down the Wall Street Casino commode.You buy a deal because the cash flow numbers make sense.

Its when you get into more complicated or sophisticated transactions that specific knowledge is needed and we usually get that buy getting licensed .. be it a Mortgage license if you really want to understand that..
