The first is optimization - that's what everyone in this thread is already on about - taxes, refinancing, reinvesting.

@Derek Kirkwood yes I am still currently shopping around for a CPA who is good with tax optimization for investing, but we turned in the reports from xero to our accountant for 2017 tax season and it was no problem for our current CPA.

To be optimally effective, modularization needs to be looked at upfront, preferably during the pre-conceptual or early conceptual design phase.
