The purpose in screening is to find reasons to reject applicants to be able to narrow the field it is not designed to locate the best applicant.When it comes to dogs and dog owners once you approve them there is absolutely no way you can count on them conforming to any standards you place on them.

Here's what I did - sometimes stories are better than outright recommendations :)- Search: I looked for properties that were livable with the ability to add major equity (like a bathroom or a conforming bedroom).

I'd love to hear from any investors and or Realtors that have listed a place with a non-conforming, move in ready, mother in law apartment in the basement, and the response and or added value they received

The well and septic systems were never updated when an earlier expansion was granted, and are totally dysfunctional and non-conforming.  

I did not get a screaming deal and my rent rate conforms to the market.  

The current owner had these installed six years ago - they would be conforming/legal except for current zoning regulations.

Does the 4th bedroom have a closet, if not it is considered non-conforming and may not add as much value as a conforming bedroom.

Some Wholesalers are know it alls and if it doesn't conform to their methods, the deal will eventually drop in price later or die.Thanks for the input.

Yucca Valley is stricter than the County, but there have been new changes in the county and I think the allowance of non-conforming STVRS is expiring.

Conforming loans (conventional) will require a seasoning period.
