Compliance is rigorous and the penalties can be ruinous because it was heavily abused in the late 1990s through early 2000s. 

Sadly, there is a large percent of people, I think, who enjoy the power of being a landlord, and abuse it. 

this is one red flag when you get a tenant who says they have no checking account... 99% chance they abused it bounced check after check and can no longer get one. 

They've been up front about it from the start (it's not something you discovered), it really was something done that was probably when drunk, and we've all done something stupid (although maybe not felonious stupid).If this was anything to do with violence, abuse, robbery, drugs, I'd be first to kick them to the kerb.But stealing golf course flags?

If she has a good credit rating , shes probably not stupid and will be aware of her limits to abuse you guys.Hang in there.

And even then, you have the right to say no if the animal is not a "reasonable" request.No need to get bulldozed by people abusing the laws. 

I can easily see people abusing an honor system. 

Then, imagine them abusing any and all of those fees. 

Over time, I acquired five properties in Atlanta, four in Birmingham, and one in Indianapolis but it caught up with me as the real issue here is property management abuses OOS owners.
