Ironically this is another topic I am dealing right now - how to flow income to parent LLC with least liability.

Ironically, the very first time we went to a REI group meeting, the first thing we were told and I remember it every day was, "Don't use your own money to buy a house." 

The more liberal the city, the more landlord unfriendly they are (and, ironically, the worse they are for cash flow).

*Most* of the time these things get hung up on plumbing issues, ie old cast iron lines with tubercles in them, bad bends in the drain line, improper fall, etc.

It is ironic because I was just having some issues with my signature line because I noticed posted a reply and in my signature line all of my credentials of Law degree, CPA, and several others have been removed unilaterally and they were removed under my company description  as well. 

A cigarette cherry or iron will burn right through.  

I've found lots of trash, grow lights in attics and of course lots of paint it seams like every house I get has a paint collection and yard chemicals and I have a shelf in my office that is covered with little tokens I found over the years every thing from coins to old cast iron toys. still waiting to find the pot of gold :)

Does anyone else find it ironic that the term guru is also a religious term (Hinduism and Buddhism)?

We do not have much in retirement accounts at all, which ironically would be automatically excluded from consideration as assets.

I know I need a good, iron clad agreement, I assume I would want to be in "first position" mortgage wise, I assume I would want the improvements part of the loan to be disbursed "as needed", etc.
