Svend W. Landlord residing in basement that lacks kitchen & shower
14 January 2019 | 7 replies
@Svend WhiteOK, so what you're planning on doing here is abandoning your family in your home while you head off to this place to live in a basement and supposedly sponge bathe and eat out of a nonexistent kitchen, but with maybe a dorm fridge, a little electric burner, maybe a microwave, maybe a toaster oven, effecting a separation with your wife and child, all so that you can legally say that you're living in this place for a year and qualify for a low down payment. All these mortgage records are public and permanent, and the IRS can get their hands on them with great ease during any sort of mortgage fraud investigation. If I were an IRS agent investigating you 10 years down the line (federal statute of limitation for mortgage fraud) and I saw this paper trail, I would only think one thing -- this dude was just getting his mail at the property.
John Fakish Kitchen added in basement, no permits

Work without permit is impermanent work. Not everybody who put in a 2nd kitchen plans to keep it there permanently especially in a SF without ADUAs eventual resale (afteer moving, died, etc) is expected to be with financing which seems the longtime western standard aka '(north) American Dream' as home prices are widely based on 'the most' much banks will lend out for it, and values for state/county/city tax likewise based on such inflated markets to fatten also those officials' pockets too.Typical response from inspector will be 'obtain permit' for impermanent work as most always even just demolition requires permit - before beginning 'any work'.I remember in NYC, people would replace a simple toilet or sink vanity themselves and neighbors would report them the moment they spotted a DIY project - and city would literally come out and issue violation and 'stop all work order' without even getting inside to see if what the tenants and/or neighbors tattled was actually true.

So, now I get to knock out the construction loan with a permanent, low interest rate loan and profit from the value I added.Otherwise I would look at using an FHA 203k type of loan, which would allow you to be “all in” on the purchase for a low amount, and still add value.
