I had a fascinating meeting with a Real Estate attorney today regarding Subject To, here are the highlights:1.

As an investor who might be interested in purchasing a portfolio, what would you expect/want to see highlighted? 

No universal recipe for success, in fact I think what it actually highlights is that there are a variety of ways to tie up properties even in the most competitive seller's market in the country.

Garden-wise, I'd take all of that hedging away in front because it distracts from, rather than highlights, the front entry you want to make inviting.  

When you go through their contract and highlight all of the fees, it translates into = they make money when there are problems.Since you have experience as a manager, you should be in a great position to work something out that you can manage from afar. 

You can go down to the Carol Miller Justice Center and they have samples of how to fill out the forms, highlighting the portions you need to complete. 

Maybe I'll send them a picture of my excuse list or email it with their excuse highlighted! 

I am a weird property manager (and owner unbeknownst to them) though, I actually sit down with every tenant and review the entire lease with the them (highlighting each paragraph) to make sure they understand what they are signing and what the expectations are.

Since your tenant is a Christian Ministry school you might consider sending them a bible with appropriate passages highlighted.

I'm with @Rick Santasiere for the most part - I would highlight the check job/landlord history - b4 letting out a room in my house to a complete stranger - maybe a few personal references to boot.
