My advice to you is this; a college degree isn't going to harm your chances of living your best life.

If, as a new property owner, you do a current inspection with pictures to document the condition of the place, then you would be in a stronger position to enforce action if they should do intentional harm to the place.

In my life, I've come to believe that giving people money actually does them more harm than good.

In other words, no harm.

If they don't know, then beware- as they are not properly representing you and protecting you from harm.

Don't do partial payments to a bunch (I've seen old 'quiet accounts' wake back up and start reporting late/partial payments when folks do that, doing more harm than good), pick creditors and pay them off entirely, smallest and most recent first. 

They want to do deals, but have less incentive to close particular deals than either the buyer or seller.  .It's like playing chicken with someone in a sufficiently large car such that they aren't actually going to be harmed by the impact, meanwhile you are riding a bicycle with no helmet.

But if your doing a few a year, I would applaud you for doing things yourself.Another thing I would advise, if you are going to take on a task that could cause harm, such as electrical, or HVAC, structural, etc.... make sure you take the time to educate yourself and make sure you do the task correctly.
