My brain tells me to paint, new toilets, new vanities, new ceiling fans, door knobs, paint cabinets and new counter top....and then, I can ask 900-950. 

Like paint, maybe some new countertops, minor wall repairs.im a huge fan of the brrrr method but with like 30k to start it’s just not feasible because you will need about 40-50k in cash to pull it off. what I’d really recommend is house hacking with what you have.

Look at what they did for colors, floors, windows, cabinets and countertops.

I've been curious about the counter top refinishing, I've seen on TV, you sand, apply adhesive and then flakes, sand again and its a new counter top.

Or you can give it the appearance of being attached by unitizing it with flashing, siding and trim details.Both are available with the same array of flooring, wall & window covering, counter top, appliance and fixture choices throughout.Both can be prepped for tile, shake, composite, or any of the same roofing choices that site built homes use.Both can be sided with anything the designer chooses including stucco albeit the sections are shipped stucco ready and the stucco is applied on site.Both are available with drywall interiors.

So far when I put the counter-top depth fridge (normally $1699) in the cart and check out online I am getting $1363 + 109 tax for a total of $1473.Is there something I'm missing?

Typically the plumbing will have some issues, door and window frames may shift, cabinets and countertops may shift, cracks may develop in walls, etc, etc, etc. 

We just replaced the kitchen cabinets and countertops in one unit- we went from plywood cabinets with laminate doors that were falling apart to the Project Source brand unfinished cabinets from Lowes which have solid wood doors.  

We have started putting granite counter tops in our rentals.

While searching for properties I personally always take into account my BAH rate to ensure my mortgage is well below that, what would the property rent for today if I had to move short notice (or deploy), and what value can I add to it over time (electric garage, upgrade kitchen appliances and countertop, new flooring, improve landscaping, new paint).
