Use a code instead of a key for access and then use the cleaner as there eyes on the ground.

That should be a pass through cost where the guest pays roughly what the cleaner asks.

Finding a good property manager is key, and your PM will connect you with contractors, lawyers, cleaners, etc. 

I referred them to a cleaner and maintenance person and it is going well for them.  

You now have less likelihood of a tenant trying to sue you for your personal assets, bookkeeping is cleaner at tax time, and you have a business foundation that you can build over time including credit for the business, additional accounts for CapEx/Vacancies, etc.TLDR: Use a business to do business. 

Then use our contractors, inspectors, title, lender, photographers, cleaners, etc- so we know they are all great at their jobs and I know my clients are well covered.

I used to do refi's, but stopped when I realized I could do it better and faster, and cleaner, by just selling the property once my two criteria was achieved. 

I got all the tools that I can think of to make this a successful venture: I got the smart locks, keypad, door bell cam, outdoor cam, noise sensor, PMS, Dynamic Pricing tool, scheduling app for cleaners, smart thermostat, etc.

and refunds to guests2) Hire amazing people - cleaners, handyman, recruit some neighbors to help fill in the gaps, & self-manage or hire an offshore VA to manage the property if you'd rather make yourself rich instead of making a local property manager rich (more on that here: https://www.biggerpockets.com/... )And make sure that your cleaners and handyman are not only doing a top-notch job of keeping the house in pristine condition, but they are also reporting to you (or to your PM or to your offshore asst) every little thing that needs to be upgraded or replaced so that you can stay on top of it and take care of things before you hear it from your guests in the form of guest complaints and bad reviews.
