First time landlords and we are screening a person who meets/exceeds income requirements, but has a bankruptcy (15 years ago).

I have been looking to learn about that I found a couple of guys that have been doing that for almost 20 years and they said that one of the best things about that is that account is protected from bankruptcy.  

As far as we heard, unfortunately the builder has filed for bankruptcy, so the chances of getting anything from them is extremely low.

Life events are death, incapacitation, incarceration, personal bankruptcy, divorce and civil suits.

To be more specific, parameters such as years employed, past credit history, credit score, bankruptcy, if any 30 day 60 day 90 day late payments, judgements, subject property location,  etc.

They may have lost a job, just went through a divorce, have to pay a huge child support payment, and might be looking at foreclosure or bankruptcy soon if they can't figure something out quick.

Meaning, no bankruptcies, no late mortgage payments, little to no delinquent accounts, etc.

The backstory doesn't need to be mentioned here but basically, they have some debt from back during the 2008 crash that the only way to clear it will be for them to file bankruptcy or so he thinks.  

I think a lot about the line from Ernest Hemingway’s novel, The Sun Also Rises, where the character Mike describes bankruptcy as gradual and then sudden.
