I'm getting ahead of myself by saying this but my aspirational goal is 10-20 SFHs and my concern is eventual hodge podge of PMs to deal with and the time required to manage them all.So my thought going into this was to avoid the smaller, lesser known TKs (who seem to be giving folks problems) and go with the bigger, established TKs who seem reputable on this forum site.  

I aspire to transition into commercial mixed use development.We've had some great success with sourcing deals via direct mail campaigns for single family homes.In Portland, there are many under-utilized commercial properties that currently are not at their highest and best potential, based on location and zoning.
