A bunch of smoke and mirrors, BS fees, false promises.If you go to agentsonline.net and look at the REO/broker section you will gain a ton of knowledge if you are serious about it.     

That statistic likely holds in the world of real estate investing.I spent 4 years developing my business model, and after a lot of false starts it's beginning to bear fruit.

Regardless, what worries me is that the appraisal comes back higher(or lower) than we can sell it for we get some false hope instilled in us and the listing SITS on market for way too long.

It's a shame they are still allowed to even use them giving consumers false estimates.  

That opened up a can of worms with Airbnb customer support and the guest who filed a supposedly false complaint.Seems like insurance.

I personally believe that an absurd goal with a sound, methodical approach is far better than a "reasonable" goal with the same approach.  

He made it kind of nasty, filing false police report that I was supposedly at the house, breaking in and taking all of his tools.

Looking for comments on what I have so far and what has worked well for you.Here is what I have so far:-Complete the rental application in full, no false information-View the property in person-Ability to pay deposit and first months rent within 24 hours of approval-Household income of at least 3x rent-1 year of stable documented income (job, govt assistance, ect)-Positive rental history or cosigner that meets all requirements -No landlord tenant issues (judgement, evictions, broken leases, damages, ect) for 5 years-Current on all bills (excluding medical)What are your thoughts?

I'm new to this, so maybe this is an absurd idea, but I'm looking for options other than paying for the duplex in full up front.
