My suggestion would be to pay a little more to cover both insurance payments, don't make it an option for the seller to cancel.I only buy sub to to keep as rentals.

I think that Airbnb is a good alternative to to a hotel, especially outside of popular tourist destinations where there are fewer options now. 

You engage at the level and what you will and won't do and for what price.In a real "community" we'd all be MUCH more accountable to to each other.

It is a viciously competitive market, and if you want to go toe to toe with the big guys spending $1 Million a year on direct marketing you need to be putting at least 40 hours a week into this business; when you're new, time and energy is your only advantage!
