I've decided to not do beadboard or plank but instead put some more work into scraping the popcorn off, and then touching up any areas that need it, and painting with a good flat paint to help hide any imperfections.

I've seen plenty of owners trying to hide their identity by transferring the asset into a trust or LLC, but it does not take a genius to figure out its the same owner.As always with these things, best to consult with a lender, insurance agent, attorney and CPA that can take your whole world into account.

Most PMCs HIDE their actual mark-ups by only giving the owner invoices on their letterhead (so you don't see their cost) or charging by the hour (the hourly rate includes their mark-up).

I'm thinking in most cases it is not that they're hiding it, it is that they don't have it.When I get it, normally it is for larger places with professional PM in place.
