They think that if I can find a cheaper condo in a nicer/safer, more centrally located area, I can command the rent to cover HOA’s.I don’t mind buying in South Dallas or some other areas if I feel safe (I’ll be a single woman, living alone, I’ve had run ins before) and I think my investment will at least hold its value.

However, he had established tenancy (by using the house address for his mail and his business) and turns out that he basically had all of the rights of a tenant without doing any of the paperwork.The woman on my lease signed an agreement to terminate her lease because she didn't want to move back in after getting out of the hospital, but by the attorney's instructions I still had to go through an eviction process listing her 'and any other occupants' since he wasn't on the lease.

The woman (who's name is on the lease) just notified me that she is leaving but the male wants to stay and sign for 1 more year.

So the suspicion is that this woman works under the umbrella of her boyfriend (both self employed real estate agents) and the paperwork was likely fabricated.   

During this time, I had received many inquiries, and had another woman fill out an application in which she completed within the day.

I once had a woman try to come to lease signing without all the money.. she said “you know where I work, it’s no worries”.

In general I usually get a lot less maintence request from men tenants than from woman.

You can't include everything in a lease that might disturb other tenants.For instance, I'm in subsidized senor housing right now, and there is a new senior woman tenant who moved in above me.

The woman never brought me any good, solid leads and she had a peculiar schedule.
