IMO, only 5% of the members on this site have the experience, availability to money, knowledge and sophistication in doing these installment contracts that will win over an institutional lender.Most all are to lazy to learn, looking for guru crap and whiz-bang deals.I spent 20+ years fixing crap financing dreamed up by people who thought they knew what they were doing, still do, these folks are a real problem and much of the reason for the new laws.

Being polite usually works :) You can always switch gears and go down to another level, it's much harder to start out making first contact as being simple minded and later guide them into a more sophisticated transaction, pointing out tax benefits, interest alternatives and advising while you negotiate.

They all just wanted to know how much they could get for their property.I’m sure distressed multi-family owners are out there when the market’s hot, but obviously they will be much farther and fewer between than distressed SFR owners, both because there are so many more SFR owners and because multi-family owners, in general, are more sophisticated real estate-wise than SFR owners, most of whom aren’t investors at all.Maybe I didn’t spend enough on marketing or didn’t know what I was doing or how to negotiate, but that was just my experience.
