I then was able to drag my feet with them over the closing by blowing smoke telling them that I was still waiting for approvals so they would offer an extension, they didn't care because it wasn't personal to them, they just ran it past a judge who just rubber stamped everything put in front of him.

I use third party vendors to service the air conditioners twice a year (summer/fall)We also teamed up with an air filter company that will mail filters to our tenants every month with our logo and date stamp  I text and email tenants on New years day to change out the smoke detector batteries I have all my homes professionally inspected with a report and photos prior to move in, move out and renewal time.

Most of the current redevelopment is closer to downtown, and you'll see spotty new construction elsewhere mixed in with older rundown homes.Builders seem to favor either larger rowhouse-type communities or the taller 3-4 story houses built on a postage stamp lot with your neighbor's house five feet away.The problem I have with the area is that you're paying a premium for what the area may become five years from now.

One of them is probably not going to switch because their direct deposit paycheck hits their bank account five days after rent is due; another is probably not going to switch because they work for the USPS and want to keep their employer in business a bit - every stamp helps I guess ;)Those of you using Zelle and Venmo, there is one big drawback - the tenant could make any arbitrary payment amount using those, because they are not designed for collecting rent, they just allow money to be exchanged between users of those services.
