Regardless of whether you are a first time investor or not, if you're objective is cash flow, these are the things that you want to look for:* Strong price/rent ratio's* Low property taxes and insurance rates* Growing populations and jobs* Modern, diverse economies and industries* Landlord friendly statutes The Midwest is generally the best region for cash flow but personally, I think that Indianapolis and Kansas City have the best combination of the criteria above.
