I was perplexed since I had just had the water turned on, and was informed that the outstanding charges went back years, and the interest had continued to accrue over that time.

I have the same curiosities as the original poster, as I’d be very interested in having a property that is rented for the entire peak season and flanking months and available for some personal use in the off season.

Net from sale after cost's to sell is $184,699.67, taking all fact's into account like accrued equity from tenant paydown on debt etc etc. 

She had some late fees accruing and didn't pay October 10th rent, and let me know Oct 12 by text that she was breaking the lease but wanted to stay tilll the end of Oct.

Any interest accrued is the property of the tenant.A tenant has the legal right to demand the return of any money, not yet applied to their rent payments, at any time.Tenants wanting to pay rent in advance is usually a red flag and never a good idea as it places a responsibility on the landlord to do additional accounting.

In this case, my curiosity, diligence, and taking the time to reach out and share my ideas with someone “WAY ABOVE MY LEVEL,” ended up being a really fruitful exchange of information for both of us, it seems.
