Heirs to the property, even though good rapport was established, have not yet found an interest in meeting an offer much lower than what they had in mind.So far my negotiations have not panned out with any deals yet, but I believe it's only a matter of numbers, time, experience...and what's in my toolbelt.Any more tips are appreciated.

if you put in decent quality water heaters, add drain pans, and check on them periodically, you shouldn't have any major issues. the only two true downsides I see with having the water heater in the unit is it decreases storage space, and you need to try to replace the heaters before they actually fall apart. when in a basement, you can keep the heater till it is truly done because if it leaks there is no damage. on a higher level, you would wanna replace before it got to that point.
