If I moved to Nebraska, I likely would not continue to be on the broker side, I suspect I would find that working at a mortgage company as a direct lender / banker is the better route. 

@Ralph Richardson We have seen great opportunities for cash flow, in the southeast markets.

I am originally from Nebraska and their are great deals to be had in the Omaha and Lincoln area, however, they won't appreciate as much and taxes are a lot higher.

I have a 1935 house in Nebraska and have no issues with keep it cool on 100 degree days and 70% humidity. 

If you are looking primarily for cash flow, and not appreciation there are any number of markets, primarily in the midwest and southeas,t that can a passive investor can purchase property fully rehabbed and fully managed with very decent cash flow and low entry points.
