Many I've seen cared more about the profits than about the long term product and success of their buyers (which was strange considering many of them offer warranties). 

I would try to think outside the box in strange markets.  

Strangely enough, I don't think I've ever had an undergrad apply.

Less hassle and ultimately the other buyers could have requested more than that in concessions. it was an old property with plenty of items that could use updating.There is nothing strange going on here.

Strangely enough, I find this (tenant selection) to be the most challenging part of investing so far.

Strange, I don't have any tenants trying to dodge me on rent day.

it is a bit strange to have so little in that type of home here in okc.  

As for advice...I don't know if the OP has already dealt with this problem, but if not...if this is something your really worried about, drive by the unit late at night, see if there are strange people coming and going...do a safety inspection (with proper notice according to your state law) in a few months to see if the unit is in good condition.

So had to re-braze the line, then recharged freon.Incident reported 4pm on a Sunday and fixed Monday by 10:15am.I restated to them this is NOT an emergency, it's strange, the previous owner was a slumlord and didn't fix anything, now that I am fixing everything they turned into cry babies.

If you go up to a strange dog and put your hand in that dogs mouth and as a result the dog bites you the dog is not responsible you are for provoking the bite.
