Btw, keep in mind that if you really want to get going in real estate with no money, you're going to have to work HARD...if you're not prepared to put in a lot of hours, deal with a lot of rejection and disappointment and do things that are out of your comfort zone, you probably won't succeed without money.But, if you're willing to deal with those things, it can be done.

I've read about Heloc's, cash out refinance etc. but don't have a firm grasp on the minutia of how these work and what the best plan of attack is for funding rehab.Second: Although I'm preapproved, is there a concern for my lender rejecting the deal because of the rehab involved or the lack of a Cert of Occupancy at closing?

I had almost decided I would have to take funds from my brokerage IRA and pay a LOT in taxes and penalties, but while waiting to talk to a loan officer at one of the credit unions (and getting a rejection again), I overheard a woman discussing her IRA with a bank in Nevada that held real estate as an asset for her.
