I traced down an entire network of drug houses in Oakland to a home a half mile from Stanford University using title reports, based on a client telling me that their neighboring house was pretty clearly a drug growing operation.

Crime and drugs are sometimes a couple of blocks away from a more decent area.

I’ve been steering clear of anything right off water street(pretty rough area with lots of drugs).

The homeless/drug/mental illness problem is severe right now but these sorts of issues do come and go over time.

For what it's worth, I word mine like this "No prior criminal convictions in the last 5 years for violent acts, drugs and/or any felonies."  

All are correct, not to mention in some states they can actually seize the home for drug distribution.

After about three months one of the original tenants let a prostitute move in and then another let a boyfriend in that started selling drugs. 

The conversation ended with me wishing him the best of luck selling his house in a high drug neighborhood surrounded by abandoned houses and no homes being sold recently that were comparable to what he thought his home was worth.

Someone on probation must meet specified court requirements, such as making regular reports to a probation officer, submitting to random drug testing, and refraining from committing other criminal acts.
