In regards to plumbing and electric: It is my understanding there is already sufficient electric (separate panel) and there are water lines coming in but I believe we would have to connect the drain lines to the sewer.

Last year I got bids on a small house (700 sq ft) it was $2,500-$3,000 for an up-to-city code rewire that included a new 220 amp riser, a new panel, GFIs in all wet locations, and hard wired smoke detectors.

Aesthetics *is* an important part of value - if not, all cars would be strong frames and unpainted plastic panels to cover the engine and wheel wells - and the most important part of the equation (to me) is how does the existing material and look affect the aesthetics (and by definition value) of this property?

I would not increase rent as my tenants would just move to a landlord who didn't do so.I would, in taking advantage of a basic and guaranteed income, install solar panels to reduce energy costs, aquire a more energy-efficient and energy-versatile vehicle, and aquire a dwelling closer to where I work.
