There is always greed, which is great in moderation, but again if you are happy with the tenant and the rent and you don't see any additional risk to your assets, whats the harm in having additional occupants.

You can argue that when the tenant was given access to "water" it worked great and now it doesn't and they owe X dollars for that.And to clarify, what you are doing is writing a poor lease, which leaves you exposed more than it harms the tenant ... and then depending on the unwillingness of your tenant to fight you for what is rightfully theirs, and/or a judge being lazy.

If a tenant just goes "no harm, no foul" and doesn't earmark the rent money in a bank account to show they were paying then in court it is likely the tenants lease will not stand up.
