People like that also talk to neighbors and do harm in other ways.    

There is always greed, which is great in moderation, but again if you are happy with the tenant and the rent and you don't see any additional risk to your assets, whats the harm in having additional occupants.

I don't see any harm in using a laminate floor in all rooms.

Besides any attorney will tell you that talking to any law enforcement before you are required to with an attorney present can only do harm, it NEVER helps.Adam

Step 8 is "We made a list of all persons we had harmed, and became willing to make amends to them all."

You can argue that when the tenant was given access to "water" it worked great and now it doesn't and they owe X dollars for that.And to clarify, what you are doing is writing a poor lease, which leaves you exposed more than it harms the tenant ... and then depending on the unwillingness of your tenant to fight you for what is rightfully theirs, and/or a judge being lazy.  

So, you have a trained, legal gun owner renting a room in your residence that could possibly provide protection should someone that illegally owns a firearm comes to do you or your property harm?

If a tenant just goes "no harm, no foul" and doesn't earmark the rent money in a bank account to show they were paying then in court it is likely the tenants lease will not stand up.

There's no harm in asking.
