Here we are able to serve a Notice to Vacate the day after rent is due - this gives the tenant 7-days to pay or 15-days to move out (the first time they are served ... on subsequent occurrences they have 7-days to pay and 15-days to move).

My impression has been that if the Bay Area falls significantly, then most of those other hot markets drop quickly behind it.So, if you were someone with absolute perfect timing, maybe the optimal play would have been to get out of the Bay Area a couple years ago, to continue riding the perfect wave upwards in markets that are now outperforming us (and subsequently getting out before the next correction).

A corollary to my questions: let's say I have a disability (or not), can I just go out and get myself a dog, get them trained (even though I don't have to subsequently show proof) and then just claim it's a "service dog" and hide under the shroud of the ADA without having to answer anything more than those two questions?
