I've done surface research, but was wondering if anyone has found success with it, or any obstacles in its use. 

what you dont say is how much the interest rate is.. on the surface you just record the 260,000 mortgage or deed of trust and hold the prom note that happens through escrow no problem there.. but I suspect they are offering you well under market interest.  

I hope that is surface area per window and not per house!

Hi Andy, on the surface, the numbers don’t match the 70% rule but I think it would be worth considering if you can get a better estimate on rehab.

On the surface, it seems like a great way to get started and lower the barrier of entry!

Below that and just use a nice solid surface.

I do have some minor contracting/home improvement experience and can do many surface level projects myself. 

I had conduit placed from attic to basement in my home when it was being built, and then when later some additional electrical needs came up, we were in decent shape to complete without having to use any surface wiring (like I see on some of my neighbors' exteriors).

Fake documents and doctored DLs support the application and without being sus of it being an issue they look pretty good on the surface.
