This is an advanced strategy not many people use, and it has bit them when they couldn't get their rent bumps they projected.Pull a flood plain report and make sure the property isn't in a flood zone.

The language looks somewhat similar to what was comically know as a plain language form policy but not exactly the same.I could see your LLC as possibly fitting into the "the trustee or successor trustee of your trust or any estate planning entity created for you to whom or to which you transfer title after the policy date" definition depending on what you're trying to accomplish with the LLC, but I wouldn't bet the farm on it.One last thought, is the property not in the US?

@Ellen AlvarezI think your question relates to the fact that you feel that I experience, and perhaps lack of knowledge, led you to make a choice to purchase a property that has been financially unsuccessful and a drain on your resources.So, in answer to this you question if education can be obtained through guru seminars, and the hard sell mentoring programs pitched at these seminars.While knowledge can be gained, much of it is unusable, worthless or plain incorrect.A much better way is to take real estate courses offered by state certified educators used to obtain or as continuing education for real estate licenses.

If you aren't sure what the buzz is about, a few examples are: daisy chains (BIG TIME), inaccurate repairs/rehab, made up comps and ARV, and just plain not getting good deals under contract.Of course, everyone makes mistakes, and everyone expected to improve in their first few years.

If everything goes horribly wrong in your life and one day you have to plain-old-sell (it's important to account for all possible exit strategies,) having lived in it should let you be exempt from being taxed on capital gains.

At least no comps is better than the comps saying something completely different.On the flood plain.....one thing to look at is whether you think the flood determination is actually accurate.
