Fyi you can't cite Nebraska cases (or Arizona, California, New Jersey, etc.) as authority when a case will be governed by Florida law.

I have been looking at Nebraska since I lived there the past year and the Midwest seems like a reasonable place.

I'm currently looking in Omaha, NE and need to continue meeting other investors there that may make good partners. 

Once the lease term is up, you can sens them your lease and lease terms with 30 days advance notice.

Munish -yes - a portion of  the potential rental income from the subject property can be  used for qualifying purposes ......as long  at   4 unit or  under ,  " normal"  pricing is  available  ...at the  greenlake /  wallingford  /  NE  sector is " hot"  especially for  multi family  units ...make sure you get  yourselves  formally pre approved   before  looking for  properties 

We own several s.f. rental properties in NE Portland, including a duplex we built 8 years ago, a major remodel of a 100 year old home next door, and a third one that we will be remodeling this year including adding a rear part-basement ADU.
