Industrial and Warehouse space can sometimes tread around that or higher for really large shell spaces but what you are talking about sounds way under market for the rent being charged.I don't know your area so couldn't give a yae or nay on the deal.

Also, banks won't typically finance the purchase of a service business since there are little to no tangible assets to secure the financing unless you are purchasing real estate as part of the deal such as a building used as office space/warehouse etc...Honestly you are probably better off finding companies that are in your target market, find out the properties that they manage and approach the property owners about bidding on the management contract and over time build up your own business.

I attended a City Council meeting where a commercial broker (who specializes in warehouses) presented ideas where the City could locate companies that need office/warehouse space in one building (tech manufacturing companies) and provide them with both in one property.

So don't try to justify that you don't need the AC because renters seem to have a 15* black hole of temperature range that most people call normal.Check craigslist for technicians.
