When I think about the units I have they aren't in general easy to modify- tiny bath etc.

We have had only one damage request to Airbnb in 2 plus years with 5 properties.There are obviously a lot more costs associated with STR's, but our 3 tiny houses all do between 25-32k gross/yr, so I would say for me personally they are worth the STR tenant.You can check out pictures of interior on Airbnb.https://www.airbnb.com/rooms/20468680?

A friend here in Florida is getting ripped off by his property management company after moving out claiming a tiny piece of scotch residue on the fridge door is gonna cost $400 to replace the whole door and ridiculous other items.What’s the proper way to challenge these charges and maybe even proceed with a formal complaint?

I, for example, still prefer to eat my oranges by dissecting each into their individual wedges, peeling back the skin on each wedge, and delicately crumbling each skinned wedge into the tiny teardrop pods that make up an orange.

At the end of 2021 we sold the condo we purchased in 2017 (put less than $40k down initially) to do a tax deferred 1031 exchange and purchased a ugly/tiny 4plex in Golden Hill but I was selling 1 unit to buy 4 in a better area so I was happy.....in 2022 we purchased a 4plex with low money down, also in east county using a small bank that did this type of loan at the time....So between 2021 to 2022 we purchased most of our units (11 units) with little money out of pocket since 2 of them were from cash out refi funds and 1 was from a 1031 exchange.

That flicked this switch in me that day and I have been a big fan of him since, of course along with Josh, Brandon, J Scott and many others.I had a tiny bit of saving in my bank account, which was of course nothing to do a deal anywhere in NYC.So I looked elsewhere but with just a little over 50k, there's only so many options.
