Presuming you have management in place for 600 tenants, there could be advantages of SFH like longer tenancy, fewer appliances, less maintenance, less grass cutting, less snow shoveling, etc.

Three things you need to look at.A Power of Attorney statute in most states has a prohibition against "self-dealing" and a daughter selling her mother's house would be presumed to be self-dealing, regardless of having the purest motive in the world.

Try having fiduciary interest for two parties with [presumably] opposite goals...one party wants it to sell as high as possible, the other wants to buy it as cheap as possible.Anyway, moving forward perhaps it makes sense to take sick time from work to get out early and check out the property so you can comfortably make an offer.

I think it might be because the city is somewhat tapped out due to the high property demand of the last few years that there really isn't much left but to go into areas that are presumably gentrifying, but actually aren't, or if they are, not at the pace that other cities would.
