You might want to get the CCR of the association  as well to check If the HOA declaration contains a subordination of lien to mortgage clause limiting a first mortgagees liability for pre-title assessments.

The home insurance company says they'll sell me a landlord's policy on the sale date that should cover major damage (I verified this information three times and am going to their office to review the policy declarations), but I can't begin to think about how much to budget if they don't cover something, like a crack in the slab (2300 sq ft trilevel), if the well needs to be redrilled, or if the occupant pours concrete down the drains.

If your situation is such that they are peculiar and there will be rental income next year, you can carry them forward and deduct them then without declaring professional status.

I used to really chart these 4 benefits and it caused me to write a complete chapter on 2 of the 4, C&D.I also learned a couple other things: Your home is about the only thing you get to declare interest paid and about the ONLY place you can avoid capital gains every couple years and make a killing...Good luck digesting the above.
