As I pointed out to the OP, his lease calls for actual knowledge, NOT mere suspicion.

I was merely asking to hopefully gain insight into a situation that I don’t understand.

He is asking for merely 5K, but the question is why? 

My responses merely pointed out facts that he missed.

They apologised for any inconvenience but due to "changes in our lives" the lease signing that was a go a mere twenty four hours earlier is now off.

This is merely based off of the premise of "Invest where you know" and unless you've lived in Austin or have family and friends there, it's usually too big of a challenge and commitment for a first time investor.Can it be done?

My understanding is that an LLC is merely a pass-through entity as far as taxes are concerned.  

So Bob's handyman service can swap that toilet provided Bob has a business license without needing a licensed plumber - note I am a contractor and engineer not a lawyer get your own legal advice this is merely my understanding of the law as explained by my legal representative.There is zero justification for a $600 toilet replacement in SC unless you had sub floor repaired, or the flange broke and they had to fix piping etc.
