I do not believe any actual easement exists but it is my understanding as the line has been there for a very long time (it is clay so I'm guessing 60 years or more I have either a prescriptive or implied easement). 

This implies you cannot simply raise the rents on the 3 rented units to market rate.

But because of all those traits, I am also knowledgeable, my brain is trained to "figure it out", and I don't rely on anyone but myself.That said, doing a JV doesn't imply you are in any way inferior.

However, in reality, the term "financial freedom" is an oxymoron, as true financial freedom is almost impossible to achieve.Firstly, financial freedom implies that an individual has enough wealth to meet their basic needs, maintain their lifestyle, and have a cushion to fall back on in case of emergencies.

I wasn't implying that it was a good use of capital, rather it was simply you'd actually own the properties.

This is not to imply that I do not regularly look at the off market offerings ht flood my mailbox.  

What this implies is that you need to focus on your team.

In most jurisdictions, the court will imply a promise by you not to interfere with the realtor's reasonable expectations for recovering what he/she has earned by placing the tenant. 

Zero cash flow implies that you can't build a repair reserve to prepare for difficult times. someone tried this without having a cash reserve in the bank, they could suddenly find themselves in need of cash in a hurry.I totally agree with not sitting on the sidelines.
